What Today’s Buyers Want—Now

In today’s competitive real estate market, it’s not just location that seals the deal—it’s the details. Creating great curb appeal, of course, is one of the first steps when deciding to sell your home. (It’s also ideal if you’re not entering the market.) But after potential buyers walk through the doors, what are they looking for next?

“Buyers are always attracted to well-maintained and updated homes,” says Gabby Magsino, real estate broker at Basking Ridge-based Keller Williams Towne Square. “Homes that are updated and move-in ready are typically more attractive to a lot of buyers than homes that need renovation. Often, buyers are willing to pay a premium for properties that are move-in ready. Basically, all they want to do is move in there and put in their furniture.”

Whether you’ve been thinking about minor repairs or major renovations, certain high-end upgrades and amenities can deliver both high style and return on investment. Below are five features to consider:

Smart home systems

We love using Alexa or Google Nest to create shopping lists and to give us recipes for dinner, and nowadays people want more from their other appliances, including heating and security units. “Smart home technology is becoming increasingly popular,” says Joshua Baris, Realtor at Coldwell Banker Realty in Fort Lee. “Many buyers are looking for homes equipped with smart home devices such as smart thermostats, security systems and lighting. Adding these features can make your home more appealing to buyers and help it stand out.”

Energy-efficient features

We’re all looking to lower the cost of our utility bills, and would-be buyers will be drawn to Energy Star-qualified windows, appliances and HVAC systems. No longer an anomaly, these features are now expected to be in homes. In fact, federal tax credits are available on qualified Energy Star windows.

Modern bathrooms

Full bathrooms on the main floor—ones with a sink, toilet, tub and shower—also are becoming increasingly in-demand for many reasons. For starters, it’s convenient for guests or when you’re returning indoors from barbecuing or playing outside with the kids. It’s also important for households with older adults, who might have difficulty going up and downstairs. “Updating your bathroom with new fixtures, tile and countertops can make a big difference in the appeal of your home,” adds Baris. “Buyers are more inclined to buy a home when it appears in a well-kept condition as it means that they will have to put less time and money into renovation.”

Storage space

Growing families need lots of storage space, so owners should consider that all organized living spaces—including attics, basements and even garages—can result in higher selling prices. Adding storage systems to a garage (closets and shelves, for example) keeps clutter out of the main living spaces but still accessible and organized.

Perfect patio

Taking care of your home’s interior is a given, doing so in the backyard is just as important as outdoor living spaces have become one of the most coveted home features. A well-built and well-maintained patio, such as a wood deck or porch, offers more living space without the cost of a large-scale home addition. And with the rise of reality TV and home makeover shows, many would-be buyers envision themselves on a patio with family and friends.
